WHAT IS THE DIFFERENCE BETWEEN SHORTCUTS AND AN ESTATE AGENT?

An estate agent’s priority is selling their clients’ property for the highest possible price and will generally only offer properties on their books, often in a defined geographical area. They present their properties in a favourable light, focussing on the positive aspects.

We only ever work for buyers. We deal with many different agents in all areas and directly with developers and constructors. We can therefore offer impartial advice about each area and property or construction.

We make our clients aware of both the positive and the negative aspects of a property and its environment and can advise on the pros and cons of one property type versus another.

ARE YOU AFFILIATED TO ANY ESTATE AGENT?

We have very good relationships with agents as we represent qualified buyers in a professional and efficient manner. But no - we are not and never have been affiliated with anyone in spite of offers to do so.

There are a growing number of estate agents who are now offering a property search or home finding service whilst maintaining an estate agency – which creates a conflict of interest. They might operate under a separate name - but they are nevertheless owned and run by the same people.

HOW CAN YOU BE IMPARTIAL IF YOU SHARE COMMISSION?

We act transparently and impartially, sharing the commission at a standard level with all agents - so there is no bias or preference on our part. We don’t mind which agent has the house you want to buy and this means our service has no cost to you.

However if you prefer, you can engage our services on a Success Fee only basis and we charge 2% of the negotiated purchase price and receive no commission share from the agent. Either way you will receive best advice – we will not compromise our integrity or our reputation which we have worked hard to achieve.

HOW DO YOU SOURCE PROPERTIES?

We work with the best – from the largest estate agency groups and developers to local individuals with excellent links in specific areas - such as the most sought after villages and residential areas. We also have our own network of contacts with specialist property knowledge.

CAN YOU NEGOTIATE A BETTER PRICE THAN ME?

We have followed and monitored the property market in each of our locations for over ten years - not only for our clients but for our own investments. Therefore we know what the market can bear and what is considered a reasonable price.

We have a close working relationship with selling agents and so are often privy to ‘inside information’ to help you make a successful offer. We can negotiate on your behalf directly or advise you in order for you to have the best possible advantage.
